ROBERT J. AMBROSI – CHAIRMAN AND CEO
Robert J. Ambrosi, born in 1950, is Chairman, Chief Executive Officer and Director of ARCTRUST as well as founder of ARCTRUST Properties, Inc., which was formed in 1985. Mr. Ambrosi was also founder, President, Chairman and Chief Executive Officer of ARC Corporate Realty Trust, Inc., a public but non-listed Net Lease Properties REIT from 1993 to 2008. Mr. Ambrosi has over 40 years of experience in the acquisition, development and management of real estate projects internationally. He began his career as a real estate analyst at the Mutual Life Insurance Company of New York. He was then hired as a Vice President to open the New York Office of Marcil Properties, a Canadian real estate investment banking firm, and was responsible for the acquisition of U.S. real estate and Net Lease Properties on behalf of foreign based investors. In 1979, he co-founded The Pivko Group, Inc. and subsequently Tibor Pivko & Company, an international real estate advisory company with activities in the United States, Europe and the Middle East. In 1985, he founded ARC Properties, Inc. to specialize in the acquisition and development of net leases and real estate properties throughout the United States. He has a Master’s degree in Finance from Rutgers University, a Senior Certificate in Real Estate from New York University, and a Bachelor’s degree in Engineering from the New Jersey Institute of Technology. Mr. Ambrosi has been a frequent guest lecturer on international business at several universities including the Graduate Schools at Duke University, Columbia University and Rutgers University.
James M. Steuterman- President and CFO ARCTRUST
James M. Steuterman, born in 1956, is President and CFO of ARCTRUST, where he is responsible for the capital needs of ARCTRUST, and has previously served as a Director and Audit Committee Member of ARC Corporate Realty Trust. Prior to joining ARCTRUST, Mr. Steuterman was Senior Vice President of Toll Brothers, Inc. a fortune 500 national luxury home builder, where he was responsible for the commercial land holdings, acquisition, development and overall management of urban mixed use and suburban retail, multi-family, and office projects, for Toll’s affiliates including Toll Brothers Realty Trusts I and II- joint venture investments with the Pennsylvania State Employee Retirement System (PaSERS). Prior to Toll, Mr. Steuterman was Chief Operating Officer, Board and Investment Committee Member of New Plan Excel Realty Trust, a $3-billion; NYSE Real Estate Investment Trust (REIT). Mr. Steuterman has more than 30 years of real estate and investment management experience, is a member of the National Association of Real Estate Investment Trusts (NAREIT), the International Council of Shopping Centers (ICSC) and a designated CSM. Mr. Steuterman holds a Bachelor of Science degree in Business Administration from the University of Missouri-St. Louis.
Gary S. Baumann, Esq. – Chief Operating Officer
Gary S. Baumann, Esq., born in 1968, is Chief Operating Officer of ARCTRUST. Mr. Baumann is an attorney admitted to practice law in New York and New Jersey and has practiced law at the nationally recognized firm of Lowenstein Sandler, P.C. and the international construction law firm of Peckar and Abramson, P.C. Mr. Baumann has served the real estate and construction industry for 20 years as a construction project executive, construction attorney and as a consultant. Mr. Baumann has guided project participants with individual undertakings ranging from 3 to 200 million dollars through risk examination, project delivery counseling, document drafting and negotiation, claim analysis, and dispute resolution. Mr. Baumann earned his Juris Doctor Degree from Rutgers University School of Law-Newark and holds a Bachelor’s Degree in Finance from Kean University, Magna Cum Laude.
Marc Perel – President ARCTRUST DEVELOPMENT
Marc Perel, CPA, born in 1953, is President, Chief Operating Officer, and co-founder of ARCTRUST Properties Inc., and was Executive Vice President and Director of ARCTRUST. Mr. Perel has more than 30 years experience in all fields of real estate including acquisitions, planning, entitlements, development, leasing, management, and financing. As Chief Operating Officer, Mr. Perel is responsible for the day to day operations at ARC. Mr. Perel began his career at Zimmerman & Co., a certified public accounting firm where he became a partner and head of the firm’s real estate department. Mr. Perel has been involved in all aspects of the real estate development and acquisitions business including specific responsibilities for the environmental remediation of properties for which, on behalf of the company, he received the prestigious National Phoenix Award given by the Environmental Protection Agency. Mr. Perel has a Bachelor’s of Science degree in Accounting from Long Island University and is a Certified Public Accountant.
Joseph Morena – Executive Vice President
Joseph M. Morena, born in 1953, is Executive Vice President at ARCTRUST Properties, Inc. and was formerly Treasurer of ARC Corporate Realty Trust (ACRT). Prior to ARCTRUST Properties, Mr. Morena was Chief Financial Officer of Tel-Save Holdings Inc., a publicly traded telecommunications company. Prior to Tel-Save, Mr. Morena was Vice President Treasurer of Air and Water Technologies, a New Jersey based publicly traded international design engineering and construction company. Mr. Morena has substantial experience in corporate finance, including capital raising in the public IPO market, bank loan, public bond and private placement markets. Mr. Morena also has significant business management experience in the area of financial statement preparation and control, as well as investor relations. Mr. Morena has a Master’s degree in Banking and Finance and a Bachelor’s degree in Business, both from New York University.
Bruce Nelson – Chief Accounting Officer
Bruce Nelson, CPA, born in 1954, is Chief Accounting Officer of ARCTRUST Properties, Inc. and former Chief Financial Officer of ARCTRUST. Prior to joining ARCTRUST Properties, Inc. in 1996, Mr. Nelson was Controller and Treasurer for the Cirkus Real Estate Group, one of the largest real estate developers and property managers in New Jersey. Prior to that he was the Corporate Accounting Manager for Becton Dickenson, a Fortune 500 Company. Mr. Nelson has substantial experience in financial statement preparation, financial reporting, and the establishment and maintenance of internal controls in a variety of real estate venues for public reporting companies. Mr. Nelson is a Certified Public Accountant and holds a Master’s degree in Business Administration and Finance from Fairleigh Dickinson University, as well as a Bachelor of Science degree in Accounting from William Paterson College of New Jersey.
Jason Kessler – Chief Investment Officer
Jason Kessler, born 1980, is the Chief Investment Officer at ARCTRUST Properties where he is responsible for managing and implementing the Joint Venture Development Program as well as running the firms Due Diligence activities for all acquisitions and developments. Prior to joining ARCTRUST, Mr. Kessler was the Vice President of Acquisition’s and Development for FC Development Group, a dynamic commercial real estate development company focusing on ground up, redevelopment and brownfield opportunities in the Mid-Atlantic region where he was responsible for identifying and underwriting development and redevelopment opportunities, working with lenders and financing alternatives, and leading the firm’s diversification into consulting activities. Prior to joining the Real Estate sector, Mr. Kessler worked on Wall Street for Bear Stearns and Lehman Brothers. Mr. Kessler attended the Leonard N. Stern School of Business at New York University and received a Bachelor of Science in Finance and Accounting, graduating Magna Cum Laude.
Michael R. Ambrosi – Vice President of Leasing and Marketing
Michael R. Ambrosi, born in 1981, is the Vice President of Leasing and Marketing at ARCTRUST Properties. Since joining the firm in 2004, Mr. Ambrosi has been primarily responsible for project acquisition analysis, retail leasing, overall marketing for the firm, while also serving as a key member in other areas such as the acquisition, sale, and development of real estate properties, and investor relations. In addition, Mr. Ambrosi is the administrator of information and business technology for the company. Mr. Ambrosi is a graduate of Villanova University with a Bachelor’s Degree in Communications and Business Administration, and is a Vistage Key Executive Group member.
Steven L. Maloy – Executive Vice President, Acquisitions
Steven L. Maloy, born in 1957, is Executive Vice President and Director of Acquisitions at ARCTRUST Properties, Inc. where he concentrates his efforts on the acquisition and sale of Net Leased Retail Properties. Over the past 20 years, Mr. Maloy has been involved in the financing, sale, and acquisition of over $3 Billion of Net Lease Property transactions, including over 200 Net Lease Property transactions with ARC valued in excess of $1 Billion. Mr. Maloy was a founding partner and Executive Vice President in charge of originations and new business development at CapLease, a publicly traded Net Lease Property Real Estate Investment Trust recently acquired by VEREIT. Prior to founding CapLease, Mr. Maloy was a general partner at Liberty Equities in charge of new property acquisitions, acquiring apartment and office properties nationwide. Mr. Maloy started his Real Estate career in 1981 with Cushman and Wakefield in NYC. Mr. Maloy has a Bachelor’s degree in Business from the University of Hartford.
Robert J. Martone – Executive Vice President, Acquisitions
Robert J. Martone, born in 1969, is Executive Vice President of Acquisitions at ARCTRUST Properties, Inc. where he concentrates his efforts on the acquisition of Net Lease Properties. Prior to joining ARCTRUST Properties, Mr. Martone served as Senior Director of Finance at CVS Caremark Corporation for 14 years. During his tenure at CVS Caremark Corporation Mr. Martone lead the team that oversaw the Company’s Sale Leaseback Program, which executed $7.2 billion of transactions representing 2,100 stores and 8 distribution centers in the private and public debt markets. Other key responsibilities included managing the overall store development process for the Connecticut market as well as overseeing the $1.5 Billion capital budget for CVS Realty Co. Mr. Martone also has held various finance positions at GTECH Corporation, American Medical Response, Inc. and Nortek, Inc. Mr. Martone holds a Bachelor’s of Science degree in Accounting from St. Michael’s College and a Master’s degree in Business Administration from Providence College.
Silvia P. Fernandes, Esq. – Associate General Counsel
Silvia P. Fernandes, Esq., is Associate General Counsel at ARCTRUST Properties, Inc. Ms. Fernandes is an attorney admitted to practice law in New Jersey, Pennsylvania, New York, and the U.S. District Court of New Jersey. While attending law school she worked as a law clerk in the General Counsel’s Office of Ernst & Young, LLP and practiced law at Lindabury, McCormick, Estabrook & Cooper, P.C. prior to joining ARCTRUST Properties, Inc. She has extensive experience representing buyers, sellers, and lenders in commercial real estate transactions, as well as in areas of general practice such as transactional law, employment law, employee benefits, and commercial litigation. Ms. Fernandes earned her Juris Doctor Degree from Seton Hall University School of Law holds and a Bachelor of Arts Degree from Ramapo College of New Jersey, Summa Cum Laude. She is a Board Member of the New Jersey Women Lawyers Association and a member of the New Jersey State Bar Association.
Lisa G. Gunnels – Director of Investor Relations
Lisa Gunnels is Director of Investor Relations at ARCTRUST Properties, where she focuses on Broker Dealer and Shareholder relations. Mrs. Gunnels works closely with the Broker Dealers, advisors and shareholders on a daily basis ensuring that all investor inquiries are addressed, consults with investment advisors on new investment opportunities, processes subscriptions and manages the day to day activities of the In-House Investor Relations department. Mrs. Gunnels has a total of over ten years experience in both commercial and residential real estate. Prior to joining ARCTRUST, Mrs. Gunnels started her career in residential real estate working for Pulte Homes, a Fortune 500 Company. Mrs. Gunnels holds a Bachelor’s of Science degree in Business Administration with a concentration in Industrial/Organizational Psychology as well as a Master’s Degree in Business Administration from St. Thomas Aquinas College.
Neil Doornheim – Vice President of Asset Management
Neil Doornheim, born in 1967 is Vice President Asset Management at ARCTRUST Properties. Prior to joining ARC Properties Inc., Mr. Doornheim was the Asset Manager Supervisor of ARC Commercial Mortgage Company, a California based commercial mortgage company for various commercial property types. Prior to ARC Commercial Mortgage Company, Mr. Doornheim was the Director of Portfolio Management for VAP International, a New Jersey based Real Estate Development Company. Mr. Doornheim has extensive knowledge and experience in the financial and physical management of retail real estate assets. Mr. Doornheim also has significant business management experience in the area of project management, construction management and development. Mr. Doornheim has a Bachelor of Arts Degree in Business Administration from North Carolina State College.
Oleg Kaplun – Accounting Manager
Oleg Kaplun, CPA, born 1977, is Accounting Manager of ARCTRUST Properties, Inc., where he is responsible for managing and overseeing all aspects of the accounting department including financial reporting statements, analysis and monitoring of financial data, and establishing and enforcing proper accounting policies and procedures for the firm. Prior to joining ARCTRUST in 2015, Mr. Kaplun was a Senior Financial Analyst for Vornado Realty Trust, one of the largest public REITS in the United States. Prior to that he was senior tax consultant at Deloitte & Touche, a worldwide leader in tax accounting and consulting. Mr. Kaplun is a Certified Public Accountant and holds a Master’s degree in Business Administration with a concentration in Finance from Montclair State University, as well as a Bachelor of Science degree in Accounting from Montclair State University.
Edward Finnegan – Vice President of Capital Markets
Edward Finnegan, born in 1963, is Vice President of Capital Markets for ARCTRUST. As VP of Capital Markets, Mr. Finnegan is responsible for sourcing institutional capital for ARCTRUST and affiliated real estate companies. Prior to joining ARCTRUST, Mr. Finnegan was a Managing Director at Estreich & Company, a premier NYC-based mortgage brokerage and capital advisory firm. Prior To Estreich & Company, Mr. Finnegan was a Director at HFF in their NYC office, having started at a predecessor company, Fowler Goedecke Ellis & O’Connor, in 1994. Mr. Finnegan is a licensed real estate broker in New York and is active in ICSC and REBNY. He attended Carnegie Mellon University and is currently enrolled in the Fordham School of Professional and Continuing Studies.
Lisa Dilenno – Senior Vice President of Acquisitions
Lisa DiIenno is Senior Vice President of Acquisitions at ARCTRUST Properties. where she focuses on investment in Net Lease Retail and healthcare related opportunities. Ms. DiIenno has served the real estate industry through various positions focused on retail tenant site selection, land development and investment acquisitions. Ms. DiIenno began her career in brokerage working on new store site acquisitions for national retailers such as Home Depot and Walgreens. Since joining ARCTRUST, Ms. DiIenno has managed all aspects of the net lease development process, including handling land contracts and lease negotiations, environmental review, site design and entitlements. Ms. DiIenno is a graduate of Ursinus College with a Bachelor of Arts Degree in Communications.
